Simon Design redesigned the all precast parking garage to meet the demanding schedule and tight budget. This 150,000 square feet, eight-level parking structure includes a terrace level and was originally designed as an all precast structure to service adjacent residential towers. To accommodate the assembly use area and a swimming pool on the roof, Simon Design Engineering was introduced to re-design the structure using a structural steel frame and precast concrete deck to meet the Owner’s schedule requirements and budget.

Partnering with The Berlin Steel Construction Company, a turn-key solution was provided that maintained the architectural intent of the original design which included a metal screening material. The facility was designed to accommodate portions of the foundation system which had already been constructed for the original design. A tight site and construction schedule were ideal for a prefabricated solution.
